Fees

Home inspection fees are based on house size, style, age, location, type of structure and optional services requested.  A basic inspection for most slab on grade homes up to 2000 sq. ft. of total area is $200.00, add $0.11 cents per sq. ft. over 2000.  Homes over 20 years add $25.00.  The basic inspection covers the foundation, sills, beams, support columns, sub-floor, roof structure, roof covering, walls, doors, floors, windows, electrical, plumbing, one central heating and cooling system, attached garages and more which are all professionaly evaluated.  For additional components (i.e. pool, shed, etc...) call for more details.

Let's put things in perspective:  If you're buying a $100,000 house and the inspection costs $200.00, that's 0.2% of the cost of the house!  Most real estate agencies charge around 6.00% to sell a home, that would be $6,000 for a $100,000 house!  Compare that to the cost of the home, the inspection fee is 0.2% or 3% of the Real Estate agency's fee, the cost for peace of mind is well worth it.  And remember the old saying " YOU GET WHAT YOU PAY FOR ".  A cheap inspection is not always the best inspection.  With Tex-Spect you will recieve a top quality inspection at competitive rates.
